Since the pandemic hit, SF’s year-over-year appreciation rate peaked (slightly) in July 2021.
Some market insights:

The average sales price in SF increased 10% since Sept 2020 and there were 40% less listings than last year. Lack of inventory is driving this market and homes are simply more expensive. Interestingly enough, sellers that were on the fence were caught flat flooted in 2020 and quickly listed their homes on MLS in the middle of the pandemic. They sellers did very well - the city's home appreciation rate peaked in July 2021.

Average price per square foot values for houses hit a new high in 2021. Square footage on MLS typically is calculated on interiors only. It doesn’t include decks, patios outdoor space, garages or unpermitted rooms. However, homes with usable outdoor space saw spikes in property value because of sheltering in place ordinances. Landscaped yards and roof decks with views were in high demand in the past year.

The pandemic upended typical seasonal trends in 2020, but 2021 appears to have reverted back to the norm. We expect to see an October 2021 surge in closed sales volumes.

Condo markets, though rebounding strongly from mid-2020 lows, have seen somewhat softer dynamics, with large variations between neighborhoods.
